We adhere to and enforce the regulations stated in the BC Residential Tenancy Act. And as such, use the standard RTA rental agreement. We also require that our tenants sign an addendum that is tailored to suit the needs of a Single Room Occupancy (SRO) building.
There are 21 terms on the Addendum. Most are pretty straight forward ie: charges for late rent, giving proper notice, no tampering with the smoke detector etc. It's your responsibility to read it fully before signing. There are also a few terms that are more specific to the shared nature our building. These are strictly enforced to ensure a high quality of living for our tenants.
620 West Pender is a NON-SMOKING building. Absolutely no smoking is tolerated in the building or within six meters of our entrance. Infractions of this term are swiftly addressed, non-negotiable and will result in an eviction.
Tenants must respect the nature of this building as a shared living space. Paying it forward goes a long way in making 620 a great place to live: leaving the washrooms clean behind you, transferring your laundry promptly, keeping the noise levels down in the hallways, being respectful of your neighbours; these simple acts are what make us all happy. It's important that you understand and agree to maintain these standards prior to moving in.
Tenants are allowed to have guests but you must bear in mind the limitations of space and privacy. You're responsible for your guest's behaviour in the building during their visit. Overnight guests are limited to a maximum of one to two nights per week. And any longer stays must have written consent from management. This policy is designed to be fair for everyone. It prevents an over-populated building which, if left unchecked, can lead to more traffic in the washrooms, more noise and too many unfamiliar faces in the hallways.
Tenants understand that the building WiFi Internet is provided as a courtesy only. Management does not guarantee 'up time' or connection speeds. We are set up for regular browsing only: Email, Facebook, Skype, Netflix, Youtube etc. Our system does NOT support downloading/uploading: Torrent, iCloud, large updates etc. We monitor usage and reserve the right to block anyone for over-usage. If you're someone who likes to download your favorite tv shows or movies you will need to set up your own Internet connection (Wind, Rogers, Shaw etc.)
